Driveway leveling for changed transitions.

A dropped garage apron or uneven driveway edge can affect drainage, access, and the way connected surfaces meet.

START AT THE APPROACH

Don’t stop at the low edge.

Driveway settlement is especially noticeable where a slab meets the garage, sidewalk, curb, or street. A height change can make vehicle access uncomfortable, leave a step at the garage, or direct water toward a place it should not collect.

The visible edge is only one part of the evaluation. A provider should look at driveway panels, adjoining pavement, base material, drainage, downspouts, equipment access, and the garage or sidewalk transition.

01 / COMMON SIGNS

Look for the pattern.

Some driveway problems are obvious: a panel has dropped, a joint has opened, or the garage apron no longer lines up with the floor. Others appear as standing water, a vehicle bump, a sloped parking area, or a gap along an edge.

Note whether the problem is isolated to one panel or continues along the approach. Check whether a downspout, hose, irrigation area, retaining edge, or changing landscape grade sends water toward the slab. Nearby work can also change soil or remove support.

  • Where does the vehicle feel the transition?
  • Does water collect at the garage or low edge?
  • Are sidewalk, curb, or asphalt surfaces moving too?
  • Is the slab cracked, broken, or mostly intact?

02 / REPAIR PATHS

Match the fix to the cause.

Driveway leveling may be worth evaluating when an intact slab has settled and can be supported or lifted. The appropriate method depends on the slab, material below it, access, and provider capabilities. Mudjacking and polyurethane/polyjacking are not interchangeable labels for every project.

If water continues to wash material from beneath the driveway, lifting alone may not solve the problem. Downspout discharge, grading, joint condition, edge support, and nearby soil may need attention. If the concrete is badly fractured or the transition is structurally connected to another feature, replacement may be more appropriate.

Ask what the proposed work is intended to correct. The answer should distinguish the visible height change from the underlying cause and identify work outside the recommendation.

03 / PROJECT INTAKE

Photograph the whole approach.

Take a wide photo from the street or driveway entrance, another looking toward the garage, and close photos of the largest transition. Include the garage threshold, sidewalk or curb connection, drainage features, and any visible void or edge erosion.

Measure the approximate length and width of the affected area. If more than one panel is involved, note the number of panels. Explain how movement affects parking, vehicle access, walking, water flow, or garage use.

For a commercial driveway or parking area, include traffic patterns, restricted access times, loading requirements, and pedestrian routes.

Ask about the edges.

A driveway does not operate by itself. The garage, sidewalk, curb, asphalt, drainage, and property grade all influence the result. Ask how the proposed work will meet each adjoining surface and what happens if a nearby condition continues to move.

Ask whether the surface is suitable for lifting, what preparation is included, whether joints or cracks are addressed, and what maintenance or follow-up is expected. Do not rely on a generic per-square-foot answer without understanding access, material, and site conditions.
